Grounds Maintenance for a FirstPort-Managed Residential Estate in Lewisham SE13
Grass Barbers was appointed to provide regular grounds maintenance at a FirstPort-managed residential development in Lewisham, SE13.
The estate includes several residential buildings, communal landscaped areas and a number of podium gardens positioned across different parts of the site. When we first attended, the grounds had been without a dedicated gardening team for some time and required a structured maintenance plan to bring them back under control.

The condition of the site
Before Grass Barbers took over the grounds maintenance, the gardening work had largely been carried out by the site handyman alongside his other responsibilities.
Although some basic maintenance had been attempted, the size and layout of the estate made it difficult for one person to manage properly.
We found:
- Hedges that had become overgrown and lost their shape
- Heavy weed growth throughout flowerbeds
- Weeds growing through paving and other hard surfaces
- A large number of dead and declining plants
- Litter collecting around buildings, paths, hedges and planted areas
- Dry planting beds exposed to strong sunlight and wind
- Podium gardens spread across several buildings
- Restricted vehicle access into the basement parking area
The estate needed more than a simple tidy-up. It required regular professional attention and a practical long-term grounds maintenance plan.
Access challenges across the estate
One of the main challenges was access.
The podium gardens and landscaped areas were scattered across different buildings, meaning our gardeners had to move tools, watering equipment and green waste between several locations during each visit.
The basement car park also had a height restriction of less than two metres. Our larger grounds maintenance vehicles could not enter, so we allocated a smaller van specifically for this project.
This allowed the team to park within the development and move equipment around the site more efficiently.
Our monthly grounds maintenance plan
Grass Barbers introduced one scheduled grounds maintenance visit per month.
As the site had been neglected for some time, our first priority was to steadily regain control of the main problem areas rather than trying to complete every improvement in a single visit.
During the monthly visits, our team carried out:
- Hedge cutting and gradual reshaping
- Hand weeding of flowerbeds
- Weed control on hard surfaces
- Removal of dead plants
- Litter collection throughout communal areas
- Sweeping of paths and paved surfaces
- Watering of exposed planting areas
- General pruning and plant care
- Removal of gardening waste
- Monitoring of damaged or struggling plants
This structured approach allowed us to improve the overall appearance of the estate while continuing to provide routine maintenance.
Improving overgrown hedges and planting areas
Many of the hedges had not been maintained to a consistent shape.
Instead of cutting them back too aggressively, we worked on them gradually over several visits. This helped improve their appearance while reducing the risk of leaving bare or damaged sections.
The flowerbeds also required extensive hand weeding. Once the weeds were removed, the remaining plants were easier to assess and maintain.
A large number of dead plants were removed, helping to make the beds look cleaner and creating space for future replacement planting.
Managing litter across the development
Litter was one of the most noticeable problems on the estate.
Waste was regularly dropped around communal paths, planted areas and building entrances. Some litter had also become trapped underneath hedges and between plants.
Litter collection became an important part of every maintenance visit.
Regular removal improved the appearance of the development and prevented rubbish from building up within the landscaped areas.
Watering exposed podium gardens
Several planting areas were exposed to direct sunlight and strong winds.
These conditions caused the soil to dry out quickly, particularly within raised beds and podium gardens. During warmer weather, watering became essential to help protect the remaining plants.
Our gardeners monitored these areas during each visit and prioritised plants showing signs of drought or environmental stress.
We also identified locations where future planting would need to be better suited to exposed rooftop and podium conditions.
The ongoing improvement
With only one scheduled visit per month, progress had to be carefully planned and prioritised.
Over time, the hedges became more controlled, weed levels were reduced, dead plants were removed and the communal grounds became cleaner and more presentable.
The estate also benefited from having a dedicated professional gardening team that understood the access restrictions, building layout and maintenance requirements of the site.
This project shows how a neglected residential development can be gradually improved through regular grounds maintenance, realistic planning and consistent attention.
